744 Madison Avenue, Loro Piana Flagship Store
As a consulting Owner's Representative for Rose Associates & Friedland Properties, George Drallios supervised the selective demolition and surgical reconstruction of the landmark building on Madison Avenue and East 65th Street in Manhattan that would eventually become the Loro Piana flagship retail store.
Under George's leadership the 35,000 SF project with a total cost of $12.6mm was completed on schedule enabling Loro Piana to perform their interior fit-out and open for business prior to the 2011 holiday shopping season.
New Holland Island, St. Petersburg, Russia
In 2009, as Vice President of Design and Construction at LMD Worldwide, George Drallios was entrusted with orchestrating a comprehensive qualitative review of a portfolio of real estate projects throughout Russia including New Holland Island, the historic site of a ship building complex dating back to the time of Peter the Great.
Located a short distance from the Hermitage and Mariinsky Theater, the master plan for New Holland Island was designed by Sir Norman Foster as the crown jewel at the cultural center of St. Petersburg. The centerpiece of the 2,000,000 SF site was a performance theater with indoor and outdoor stages.
70 Pine Street, Financial District, New York City
In his role as a consulting Owner’s Representative for Rose Associates, George Drallios earned the distinction of managing what was, at the time, the largest development project ever undertaken by the renowned real estate dynasty.
With a total development cost exceeding 600 million dollars, 70 Pine is one of the largest adaptive reuse project in New York City's history. Having served as the headquarters of City Services (now Citgo) and most recently AIG, 70 Pine was converted into a property with 612 luxury residential rental apartments and 165 hotel rooms. Mr. Drallios successfully represented Ownership during the Landmarks Preservation Commission and Historic Tax Credit review and approval processes.
497 East 17th Street, Ditmas Park, Brooklyn
Neglected for decades, 497 East 17th Street was truly a wreck when George Drallios first toured the property in 2015. Nevertheless, he knew that beneath the layers of grime hid a soulful Victorian home. George closed on the purchase of the property in April of 2016.
Leveraging his many years of experience building large complex projects, George streamlined the project schedule by acting as the architect of record to quickly secure Landmarks Commission and Department of Buildings permits. George also personally managed the construction, supervising a team of contractors who completed the renovations within eight months. The property sold and closed in July 2017 contributing to record sales prices in the historic Brooklyn neighborhood.
Riverwalk Court, Roosevelt Island, NY
As Partner-in-Charge for Costas Kondylis & Partners, George Drallios was assigned with overseeing the design of the 5th & 6th buildings in a complex multi-phase Master Plan co-developed by The Related Companies & The Hudson Companies.
Given the success of the first four buildings, the developers turned to Mr. Drallios and his team at Costas Kondylis & Partners to design the next phase of Riverwalk in a style that would be complementary to the first four buildings but with a design that could achieve higher price points.
The buildings were massed and oriented to maximize Manhattan views while respecting view corridors for the future buildings in the 3rd Phase. Careful consideration was given to the orientation of the buildings on the park-like setting as well as to the noise from the nearby bridge traffic.
The Mill, Ridgewood, New York
Completed in 2017, The Mill is a luxury 90 unit ground-up rental building in the emerging neighborhood of Ridgewood, Queens. George Drallios provide Owner's Representative services for Essex Capital, the project's developer.
George assisted the Owner during the construction manager interview and selection process including project scoping and bid leveling. George was a key member of the project team from demolition through occupancy by providing high level project oversight, quality control, field reports and bank draw review.
The $18mm project had to undergo a brownfield cleanup post-demolition. In an effort to mitigate costs, the project team sourced windows from Europe and utilized a block and plank system for the superstructure.
PEPERINO NYC Pizza!
In June of 2019 George Drallios opened Peperino, a throwback mom and pop pizza joint located at the corner of West 60th Street and Freedom Place in Manhattan’s West Side.
Peperino was conceived, planned, designed, branded and built by George who seized the opportunity to open an authentic pizzeria in the under-served Riverside South neighborhood directly across the street from the Waterline Square development site.
George’s goal is for Peperino to be a neighborhood institution serving great food in a welcoming environment for many years.
1 West 60 Street, New York City
As a consulting Owner’s Representative for Rose Associates and Global Holdings, George Drallios supervised the development, design, and pre-construction phases of a ground-up building on Columbus Circle in Manhattan.
Rising over 300 feet and comprising 123 luxury rental residences, the approximately $250 million project—1 West 60th Street—was conceived to appeal to sophisticated renters drawn to its prized location between Billionaires’ Row, Central Park, and Lincoln Center.
Commencing in 2019, the project entered the design phase amid the unprecedented challenges of the COVID-19 pandemic in spring 2020. Mr. Drallios led the design team through a fully virtual process, successfully maintaining project momentum as ownership elected to move forward with construction.
The building is now fully occupied, with achieved rents exceeding pre-construction projections.
Hallets North Development
Uniquely located on the shore of the East River opposite Randalls Island, the Halletts Point development in Astoria, New York is a 3+ acre site designed as three towers on a base with nearly 1.3 million square feet of apartments, parking, retail and community facility uses.
George Drallios was entrusted by Astoria Owners LLC and Treun Realty Investments to help assemble the design team and oversee the development of the drawings and the navigation through the entitlement process of this complex project that presented a multitude of challenges including:
-Brownfield cleanup
-Modifications to the City Planning approved design
-The design and approval of an on-site public park
-The design and renovation of an off-site public park
-FDNY vehicular access approval
-Multiple DEP and DEC approvals
-Access agreements with multiple neighbors
-FAA approval
-DSNY approval
-OER noise and air quality approvals
-LEED Certification
-Flood mitigation

Flushing Rezoning
George Drallios is currently overseeing the ULURP process to re-zone a 2-block property in Flushing, New York. The proposed new construction, mixed-use project would contain nearly 400 apartments, with affordable housing provided under the MIH program as well as parking, commercial space and community facility uses.

Charlie Fox Purveyors of Fine Cannabis
In January 2024, the owners of Charlie Fox engaged Mr. Drallios to oversee the design and construction of a two-story legal cannabis dispensary in the heart of Times Square, with a non-negotiable opening date of December that same year. Failure to meet this deadline would have jeopardized the New York State–issued license. Mr. Drallios swiftly assembled a best-in-class design and construction team and led the project to completion on schedule and within budget. The project was later recognized by Elle Décor as “the Most Luxurious Cannabis Store of All Time” (Elle Décor, 2024).
